In real estate, every transaction is unique. Unfortunately that means you're never really sure exactly what you're going to encounter along the way, but on the bright side, it also means that your transaction is tailored to suit your needs! Here are the basic steps of what to expect when you're looking to buy a house (and the rest? Well that's why we're here to help you along the way and get you into that dream home!)
Step 1: Preapproval. Talk to a lender and get preapproved, a preapproval letter is usually required to make an offer on a house.
Step 2: Realtor. Find a trustworthy realtor to help you find what properties are available that meet your requirements.
Step 3: The House Search. A listing helps you to know if a property fits what you're looking for, but actually visiting it can give you a better feel for the property.
Step 4: You found the right house, now make an offer! This step can be stressful with the back and forth of counter-offers and negotiations, but again that's what your realtor is there for!
Step 5: Inspection Period. Home inspection, well inspection, termite inspection, there's all kinds of things that you "might" need to get done. Speak to your Realtor and your lender to find out what you have to do, and what you should do.
Step 6: Appraisal. The lender wants to make sure that the house is worth what you're paying for it.
Step 7: Financing obtained. Get ready to close!
Step 8: Final walk through before closing. This is to make sure that the property is in the condition that you were expecting (as it was agreed to in the purchase contract)
Step 9: Go to Closing and sign your life away!
Step 10: CELEBRATE!
